Step 1 — Intake
We survey the site's actual condition, listen to the real living needs of every family member, and work with the homeowner to set a feasible budget before drawing a single scheme.
Step 2 — Concept
Based on the survey, we propose an architectural scheme, functional floor plan, and preliminary renderings. This is the stage where homeowners have the most room to give input and make changes, before everything is developed in detail.
Step 3 — Technical documentation
Once the scheme is finalized, the technical team develops the full architectural, structural, MEP, and interior documentation — the basis for the construction permit and for the build team to execute exactly as designed.
Step 4 — Construction
The lead architect provides design supervision throughout construction, checking incoming materials and progress against the milestones committed to in the contract — not handing everything off entirely to the construction crew.
Step 5 — Handover
The project is inspected item by item, the homeowner is walked through operating every technical system, and the long-term warranty period begins under the signed terms.
The average timeline for a full design-build villa, from intake to handover, ranges from 12-16 months depending on scale. We always communicate specific milestones for every step right at contract signing, so homeowners can plan around them proactively.
